Things are much the same here in Annapolis: the rush-to-buy mentality has been replaced with a more sane environment where buyers are examining their options under a magnifying glass - what some refer to as buyers "sitting on the fence." But even in this market, we caution buyers not to wait if they find a home they love, thinking the price will drop. I can think of 3 separate incidents recently where one of our buyers has lost out on their dream home because someone else fell in love too, and beat them to the punch with an offer. One last thought for buyers: consider using any seller help to buy down the rate on their mortgage.
